Norwell — The message was “lights, camera, focus” at a recent photography workshop held at Jack Conway, Realtor’s Norwell headquarters. The session was the latest in Conway’s Real Estate Dialogue series, bringing experts in various fields into Conway Country to help sales associates hone their skills. The class was instructed by professional photographer Wayne Smith, owner and operator of Photo Pro in East Bridgewater, and hosted by Chairman Jack Conway.

Conway introduced Smith to the 47 agents in attendance and commended his work. “Wayne has been photographing our company’s events, people and inventory for more than 20 years,” said Conway, holding up a “classic home” brochure done by Smith. “His pictures are so good that we asked him to share his knowledge with us. Personally, I don’t even know how to use a digital camera, but I’m going to learn today.”

Smith taught the Conway agents about the use of tripods, the benefits of proper lighting and staging techniques, and stressed the importance of decluttering rooms before taking pictures of a home. He offered instruction in digital photography and advised against including parked cars or pets in photos of properties. “Half of the population doesn’t like dogs,” said Smith. “So photographing Fido in the living room because you think he’s cute may not be the best idea.

Sherrell Prefontaine, manager of Conway’s North Attleboro office, was among the attendees at the photography dialogue. “I learned a lot from Wayne,” said Prefontaine. “I think I take pretty good pictures, but I definitely got some new tips and strategies to try out on my listings.”

The Conway “Dialogue” series is part of an extensive roster of training offered to Conway Country agents throughout their careers. “My father has always believed in the concept of ‘lifelong learning’ and so do I,” said Conway’s daughter and Company CEO Carol Bulman. “We are known for educating our agents to keep them at the top of their game. That works for us and it works for our customers.”

Norwell — If you are a senior, you have a new resource at Jack Conway, Realtor. Dawn Stevens, a former sales agent and longtime corporate employee, was recently named director of the newly expanded Conway Senior Services Division. Working out of the firm’s Norwell headquarters, Stevens oversees a group of 90 top agents from 42 sales offices who have been trained as “Senior Specialists” to serve the unique needs of homeowners, aged 55 and over.

“The Baby Boomer population is aging, and more than 10,000 people in our country are turning 60 or older every day,” said Stevens. “Our Chairman, Jack Conway, who is a senior himself, recognized the need to provide specialized services for this growing population, and that’s why we created an intensive training program for our top agents.”

Stevens offers a myriad of resources to senior homebuyers or sellers, including a partner network of home stagers, estate and elder law attorneys, financial planners, movers, and other professionals who offer free consultations to senior clients. “If you are a senior who wants to relocate, downsize, or opt for an assisted living or other residential arrangement, we can help,” said Stevens. “With a senior specialist on your team, you will never have to go it alone.”

Stevens joined the staff of Jack Conway’s Hanson office as a sales agent in 1989. She later transferred to the corporate services division at the company’s Norwell headquarters, where she also handles referrals of relocating transferees from companies worldwide to the Greater Boston area. Stevens formerly headed the company’s Real Estate Referral Registry, and for more than 10 years, helped to coordinate the annual fundraising auction and dinner – “Dishin’ it Up for the Homeless” to benefit the MainSpring Coalition for the Homeless.  “That was a tremendous amount of work, but it was a labor of love,” she said. “I’m looking at my new position in the same way.”

As director of the Senior Services Division, Stevens will take her “show on the road” to senior centers throughout the Conway Country marketing area. “I plan to hold workshops and present an overview of our services to seniors at their community centers and at senior fairs, wherever I can find an audience who could benefit from our programs,” said Stevens. “If you or a senior loved one is struggling with the decision to buy or sell a home, please contact me for a confidential discussion. Randolph — Spring was in the air at the Conway Country 2010 Spring Sales Rally held last week at Lombardo’s in Randolph. More than 300 agents from Jack Conway, Realtor’s 42 offices packed a ballroom sprinkled with red and white balloons as they listened to Conway CEO Carol Bulman and her father, Chairman Jack Conway, discuss recent opportunities, progress, and innovations within the 54-year-old firm.

Conway kicked off the event with an upbeat “state of the company” address and then turned the podium over to Bulman who delivered the keynote speech. She unveiled the soon-to-be launched next generation of jackconway.com and announced the recent expansion of the Conway Country footprint into New Bedford, North Attleboro, Dartmouth, Somerset, and Swampscott. Bulman described the Swampscott sales office, which will open in June, as “our first exciting venture into the North Shore.”

In listing the advances her company has made in the last year, the new CEO asked her associates to give themselves a round of applause. “It’s really all about the people – you, our sales agents in the field,” said Bulman. “We are in the business of sales, but what is selling? It’s much more than showing a house, presenting an offer or closing a deal. It’s a person-to-person transaction that involves encouraging, comforting, problem-solving, and negotiating. We provide the tools, but you are responsible for using those tools to bring a buyer and seller together for a happy ending. My father and I thank you for what you do every day to make our company proud.”

Also speaking at the spring rally were Conway General Counsel Jay Chaisson, who discussed trends in the Massachusetts real estate market, technology strategist Nina Koridek, and President of Boston Logic, David Friedman, who worked with Conway management on the regeneration of jackconway.com.

“Your new Web site will be more user-friendly for your customers and more of a resource to you,” said Koridek, addressing the agents. “The Internet has come a long way since its early days, and so has jackconway.com, but we’re not finished yet. When your buyers and sellers require change, your Web site will respond. It will always be a work in progress.”

The Conway Country Spring Sales Rally ended on a high note with raffle prizes awarded and white t-shirts bearing the red Conway logo and Web address tossed into the crowd. “We hope you’ll spread the news that the next generation of our Web site is here,” said Bulman. “Let our customers know that we’ve taken our ‘one-stop shopping’ pledge to cyber space. Once a buyer or seller visits jackconway.com, they need go no further.”
