Attending the recent New Bedford Board of Realtor Affiliate event was a great chance to see our South Coast region at work.  The event was exciting with lots of energy and up to 35 local vendors presenting their wares and chatting with their local Realtor supporters.  It was great fun for me as I had an opportunity to renew some friendships with local mortgage folks with whom I used to do business during my time with National City Bank and Washington Mutual.

Our six-office team on the South Coast: Mattapoisett, Padanaram, New Bedford, Wareham and North Dartmouth, lead the entire region in market share and it’s obvious after spending the evening with them why they are such a great success.  Our agents turned out in force for this annual event, held at the  — in Fairhaven.  In fact, there were 32 members of the Conway South Coast Team at the function, making up about 12% of of the 250-plus folks who were there that evening.  We laughed, talked, reacquainted with old friends, and danced the night away.

I’ve been reading a book called “Delivering Happiness,” written by Tony Hssieh, the CEO of Zappos. He says that the best and happiest times of this life have little to do with money and more to do with being part of something that matters and a group of individuals who share a common vision.  He calls the group of people committed to the success of Zappos his “tribe,” and I can’t help but compare his experience with our own real estate “tribe” on the South Coast.

I was proud of our professional team that evening and realized what a powerful force our agents are as they combine their skills and talents to serve their buyers and sellers. They are successful because they are committed to their work, dedicated to their customers, and willing to come together to share ideas and simply have some fun.  Many thanks for inviting me to this great event!

 

Dr. Dana Mohler-Faria

Dr. Dana Mohler-Faria, Citizen of the Year

Dr. Dana Mohler-Faria, President of Bridgewater State University, was our guest of honor this past week at the 24th Annual Conway Convention.  What an eloquent and sincere man, Dr. Mohler-Faria is.

He reached each of the 353 people at our luncheon and touched their hearts as he described his role at Bridgewater and the relationship he enjoys with the students there.  My father chose him as Citizen of the Year because of his dedication to education and the underserved of our community.

Laurie Cadigan, owner/broker of Barrett Real Estate in Concord, was also among our speakers at the Citizen of the Year Luncheon. She was there to represent the 19,000-member Massachusetts Association of Realtors, and she reminded the real estate professionals in the room of their responsibilities to be voices on Capital Hill regarding matters that affect our customers and our industry. One of these most pressing issues is the proposed legislation that could jeopardize mortgage interest tax deductions for homeowners.

Both Laurie and Dana noticed the “energy” felt among the attendees of our day-long event of education and awards.  Although the real estate industry continues to be a challenge, our agents and managers are looking ahead to the positive aspects of the current market: affordability, supply of listings and a small uptick in employment.

It was a wonderful convention and I want to thank the many Conway award winners and all the folks who worked so hard to make it a success.

One of the highlights of my job is that I get the opportunity to meet many people and travel to a lot of distinct and special areas of our fine state.  This past Thursday I began my day with a brief chat with the members of our Wareham office, including the sales manager, Chris D’Anna.  Busy in the office was Christina Lacava who was working on an offer for one of her Wareham listings.  Gail McCabe had just put a property under agreement and Sam Corbett was working on an analysis of a property online.  Wow, that’s a lot of activity for a cold, January day.  All of these agents told me they believed their marketplace was already showing signs of improvement and that they were excited about the year ahead.

Ralph Grassia and I then hopped in the car for a visit to our New Bedford office.  There, Marc LeBlanc, one of our newer agents, was preparing a lockbox for an REO property he is working on in Somerset.  He also showed me pictures of his newest listing, which is priced at $795,000 and is the largest home in New Bedford.  Well, I was truly curious and after leaving the office, took a ride over to Ash Street, in the middle of the downtown historical district, where this listing is located.  What an amazing home – intricate architecture, historic flair, plenty of yard room and just an amazingly stately home.  What a find for a lucky buyer!

After spending the day with some good folks in SE Mass, it was pretty clear to me that we are off to a successful and exciting start to 2011 in Conway Country!

Al Becker, marketing director for Jack Conway, Realtor, is among the “New Leaders for 2010” named last month by Banker & Tradesman (B&T) Magazine. The trade journal recognized 12 professionals (under age 40) who are demonstrating outstanding leadership and innovation in the financial and real estate arenas.

“We wondered who would be the next generation of visionaries and achievers in our challenging business world,” said Vincent Michael Valvo, group publisher and editor-in-chief for B&T. “So we asked our readers to nominate their best and brightest, and we received scores of candidates. The people that we selected are at the forefront of cutting-edge companies and have also found ways to give back to their communities. They are their firms’ top performers whose work is at the center of their organizations’ growth.”

“We were thrilled to see Al’s name on B&T’s New Leaders list,” said Conway CEO Carol Bulman. “He and his marketing team are at the forefront of our company’s success. Al has been invaluable in developing our newly improved Web site, in spearheading projects for our 42 offices, and in nearly every aspect of our planning and strategy for today and tomorrow. We’re very proud of him.”

Becker, who oversees all print and on-line marketing for the 54-year-old Conway firm, said he was pleased with the nod from Banker & Tradesman, but credits Bulman, her father, Jack Conway, and his Conway Country team for his achievements. “I work with my company’s leaders, sales managers and agents to sell our brand and services,” he said. “It’s all about teamwork. Nothing happens without that.”

Before joining the Conway marketing department in 2007, Becker was a managing editor for the GateHouse Media group. He is a Westwood native and a graduate of the University of Rochester in New York. He coaches youth basketball and serves on the board of directors of the Norwood Basketball Association. He played baseball on two Yawkey League championship teams with the West Roxbury Bluefish in 2008-2009, and he serves on the board of the Conway Charity Golf for the Homeless Tournament. He and his wife Shannon live in Norwood with their two young daughters.

I had a wonderful time at the 2011 New Year kick-off sales meeting at our North Attleboro Office, led by Sherrell Prefontaine.  The office was adorned with festive reminders that it is a new year and a time to rejoice and celebrate new opportunities.

As I entered the room, Sherrell put a Hawaiian lei and red beads around my neck and we settled in for a couple of great, upbeat presentations. Dick Cahill, RVP and executive for our company, began the meeting with ideas for an outreach campaign to alert renters that they may be able to afford a home. It was eye-opening to realize how much buying power the median rental payments for the North Attleboro area could allow.

2011 real estate marketing improvingI then chatted a bit with the group about how important it is for them to write down their professional goals. I shared a statistic I had come across that indicated that only 3 percent of the population actually makes written goals. The article also said that this same 3 percent is more successful than the other 97% of the population. I also shared some exciting and uplifting stats that I had read in the newspaper recently, which pointed to a much healthier housing market for the upcoming year.

Present for the meeting were N. Attleboro team members Linda Ganci, Sue Sindoni, Kelly Benoit, George Cuddy, Paula Rando, Linda Cobb, and Martin Lamoureux. During the session, Sherrell asked each of her agents to jot down their most important goal for 2011, which was a lot of fun and gave us some good ideas to talk about.

The morning concluded with a toast of sparkling grape juice in colorful plastic champagne glasses and a lunch, courtesy of Martin Lamoureux, who won lunch for his office from the local Panera Bread!

The enthusiasm, spirit and professionalism that I witnessed that day in North Attleboro will surely make this office a winner in the year ahead.

Holiday time is eventful here in Conway Country.  The month of December is jam-packed with holiday parties and lots of opportunities to celebrate this special time of year together.

There are many things I am grateful for this year – my family, my friends, good health, and all of you, our Conway agents in the field.  When I make my way from one holiday gathering to the next, I’m reminded over and over of all the wonderful people who dedicate themselves to this company every day.

These good folks cannot count on a weekly paycheck, but they work diligently to serve their customers to the best of their ability.  They are not only Realtors, but counselors, problem-solvers and friends.  They are counted on to be there at night, during snowstorms, on Christmas Eve; whenever a potential buyer wishes to visit a home or a seller asks for a face-to-face discussion.  If a property is vacant and a window breaks, they arrange to get it fixed.  If an ad isn’t working, they rewrite it.  If a property isn’t selling they examine the reasons why and suggest a remedy.

You serve your clients and customers by making yourself available when it might not be convenient to do so.  You leave family dinners early, miss out on parties, and eat on the run.  I guess I appreciate those kind of sacrifices even more during the holidays than at any other time.  What you do on a daily basis to benefit your customers, your sales team, and your company does not go unnoticed or unappreciated.  We thank you for it and wish you a new year filled with great rewards for jobs well done.

I enjoyed listing to a trainer at a recent Conway Managers Meeting, held in our Norwell classroom, give an overview of a program that Tom Hopkins, renowned real estate sales trainer, would be covering at an upcoming event “Winning Everyday.”  He reminded us of some great ways to help us assist our customers better:
  • Get out into the community and get to know people.  The more people know us, the more they will trust us and want to do ask us to represent them during what is probably the largest investment they will make in their lives

  • Be sure to spend more time listening than talking… make sure that you know what your buyers and sellers really want.  They have asked us to represent them therefore we need to take the time to understand what exactly they want from us during the buying and selling process.

  • Be sure to take the time to let your customers know what we can do to assist them; through marketing, research and time commitment.

  • Buying and selling a home is a stressful situation and it’s important that we help our buyers and sellers to overcome any possible road block or confusing situation that might arise.

  • Make sure you show your appreciation to your buyers and sellers – they deserve it!

  • We also heard about how important it is to have balance in our lives. Since much of this job is 24/7, we need to work on having balance between our work and personal life. We need to balance 7 areas of our life; Career, Spiritual, Social, Financial, Family, Physical Health, and Mental/Education.

It was a great hour reviewing whether we are servicing our customers to the best of our ability as well as keeping balance in our lives.

Small world story…. recently Hollywood came to Bulman Marine in Scituate Harbor and my husband and I had the exciting opportunity to have our marina be the backdrop and one of the sets for a movie called “Sunnyside Up” starring Parker Posie.

As is commonplace in the movie production world, about which I was not aware, is the amount of down time. It did give me a chance to chat with one of the many members of the set.  One of those members of the set, K. C. Roballo owns and operates a Medic company that is available to the Hollywood world to meet their requirements for having a medic present during all screenings.

When I said I was in real estate and was with Jack Conway a big smile came across his face as he talked of the experience he enjoyed working with the Power of Two!  The Power of Two is Jennifer and Janice Spadea — an amazing real estate duo who have taken the Wareham real estate market by storm!  He could not say enough about what a great job they did helping him sell his home in Wareham and purchase a home in Fairhaven.  Their reputation has made it’s way to the movie world… and you just never know where that will bring you!

Congratulations  to the Power of Two on once again doing a fabulous job for their customers.

Happy Halloween from Swampscott, Mass. Our newest office and our first North Shore sales location has made a SCARY impact on the locals!  They donned costumes and offered treats and tricks for the local adults and children alike at Swampscott’s Annual Octoberfest.

Unfortunately Saturday is my day to babysit my Granddaughter Ally Rose so I couldn’t be there but I was in there in “spirit”!  Dick Cahill, Conway Executive who oversees the Swampscott office was there and told me what Manager Tim Knowlton and his team did so perfectly.

“I do not know where to start…Tim and his team have our office decorated to the hilt for the Octoberfest,” said Dick. “The agents and Tim were all dressed up for Halloween, scary and cleverly done. The outside was a masterpiece, cornhusks, balloons, Octoberfest flag, a hidden speaker that is made scary sounds all of which makes us the most outstanding store front on the street. And then there was “Conrad Conway” who handed out candy to those who came in (children and adults) and removed his head — a scary attraction for the children. You would be very proud of the job they have done.”

Chris Haraden, our Director of Agency Services, is busy putting together the current educational and training opportunities for our agents. Our school has historically offered classroom training and education from Continuing Education classes, to specialty training in topics such as rentals and short sales.

In fact, we’ve just rolled out Continuing Education classes for the next two months.

Chris has also added a list of webinars for our agents to allow them to learn — when and where it’s convenient for them.  This has been a request from our agents and we will now have a menu of programs from which to choose.

Upcoming topics include: Understanding housing statistics, available by going to www.realtor.org/education.  There the visitor will find other titles such as “Right Tools Right Now.”

Our agents can always focus on CANEI — Constant and Never Ending Improvement.  Through these resources we can do that as a company.
