If you have ever thought about obtaining your real estate license, now is the time to get the education you need to pass the state exam and be ready for the spring market.

The Conway School of Real Estate offers two options at its Lakeville training center on Rte. 105 near the intersection of Rte. 495 – a twice weekly class on Tuesday and Thursday evenings, or a convenient Saturday-only class that will put you on the fast track to success.

The next weeknight class meets on Tuesday and Thursday from 6:30 p.m. to 9:30 p.m. beginning on March 19. The start time of the class allows commuters on the Old Colony train ample time to get to the Conway building, which is at the entrance to the access road to the MBTA station. The 40 hours of instruction concludes on May 2. Tuition is $375, which includes textbooks, sample exams, and all materials.

The Saturday-only “fast track” course is designed to be completed in five weeks, beginning on March 16 and ending on April 13. The class will be held from 9 a.m. to 5 p.m.

The weeknight course will be taught by Denis Lilla, a regional vice president at Conway, who has decades of experience in the real estate industry. The weekend session’s instructor is Jeffrey D. Chute, a well-known trainer and Conway associate who is a past Educator of the Year for the Massachusetts Association of Realtors.

Taking the course with Conway does not obligate you to join the company, but students of the Conway School of Real Estate have the opportunity to receive career advice from the company’s sales managers.

Completing the 40 hours of learning qualifies students to take the Massachusetts state licensing examination. Your success is guaranteed! Conway students may retake the course at no charge if they do not pass the exam on their first attempt, as long as the test is taken within 45 days of completing the course.

The Conway School of Real Estate will offer two courses on environmental topics for area real estate licensees later this month at its training centers in Norwell and Lakeville.

The two-hour classes are “The Wetlands Protection Act” and “Title V” – covering two important areas of environmental regulation that are vital to real estate transactions in Massachusetts. The courses are open to all of the state’s real estate agents – whether active or inactive – and will help satisfy the state’s continuing-education requirements for license renewal .

On Wednesday, March 20, the Wetlands course will be held from 9-11 a.m., followed by the Title V septic system class from 11:15 a.m. to 1:15 p.m. at the Norwell Training Center, 137 Washington St. (Rte. 53).

On Thursday, March 21, the two classes will be repeated at the same times at the Lakeville Training Center, 10 Main St. (Routes 105 & 495).

The instructor is Jeffrey D. Chute, a well-known trainer and Conway associate who is a past Educator of the Year for the Massachusetts Association of Realtors.

The classes are open to all real estate agents, and each are worth two credit hours toward fulfilling the state’s 12-hour continuing education requirement.

Everyone breathed a collective sigh of relief with the recent passage of the so called Fiscal Cliff Bill, which prevented the repeal of several tax benefits that presumably would have had a negative effect on many Americans and do further damage to an already ailing economy.

From a real estate perspective we were fortunate that many of the benefits of home ownership, which were potential targets as sources of tax revenue, were largely left intact. Probably the biggest of these is the Mortgage Interest Deduction, or MID, which was not touched at all. Other notable provisions of the Bill were the extension of the Mortgage Debt Relief Act of 2007 for one year to January 1, 2014, and the extension through 2013 of the deduction of mortgage insurance premiums for tax filers making less then $110,000.

As for the local real estate market, I expect to see an overall stable market in 2013. Many areas are likely to see slight appreciation in home values year over year and interest rates are expected to remain at record lows at least through the midway point of the year.

I also expect to see the incidence of short sales and foreclosures to continue at about the same pace we saw in 2012, which in most markets will mean no negative effect on the value of non-distressed sales.

One concern that remains, however, is the availability of financing for would-be home buyers. The National Association of Realtors® (NAR) recently reported that 2012 was a record year for housing affordabilty, however, at the same time, very tight lending requirements continue to limit the number of home buyers in the marketplace. According to Ellie Mae®, as of October, the average FICO score for a denied FHA loan was 706 with an average downpayment of about 13%. If lending qualifications loosen a bit, we could see even more improvement to the real estate market in 2013.

One thing is for sure: a strong housing market is a necessity for a healthy economy. I think when all is said and done, 2013 will go down as a good year for real estate.

New Jack Conway sales agents are getting a head start on their careers in a first-of-its kind “Onboarding Program” created by Chris Haraden, director of education for the 40-office real estate company.

“We’ve had the idea for a long time that new agents need a little more personal attention when they first join us,” said Haraden. “We have so many technological tools to help them succeed in this business, but they don’t know where to start or how to use them effectively. I think it helps them feel a lot less overwhelmed.”

The Onboarding workshop, conducted by Technology Director Toni Manning, is now the first step in Conway’s well-known training program for new associates. “I contact the agents as soon as they come aboard and invite them to meet with me one-on-one at our Norwell Headquarters,” said Manning. “They tell me what tech devices they own. I set up their Conway email and show them how to log into our company website which allows them to conduct business from anywhere.”

Terry DeLuca, a new agent at Conway-Marshfield, felt more prepared to “hit the ground running” after his personal training session with Manning. “Toni was excellent and taught me so much in a few hours time,” said DeLuca, who already has two listings. “I just wish she was my next door neighbor. I’d be over there every day.”

The Onboarding program, which Manning has dubbed “The Technology Fast Track,” shows agents how to create a personal profile page on the Conway website, how to upload their photo, how their listings will be displayed on jackconway.com, and how to enter customers’ information into Conway’s database management system, which is available to agents at no charge.

As a second stage of the training, Manning visits the agents in their offices to teach them how to use the company’s web-based program to create a comparable market analysis of a property, and how to order on-line prospecting postcards and fliers to market themselves and their business.

The RELO Certified Coordinator exam is offered through the Leading Real Estate Companies of the World (LeadingRE), an international relocation network of 140,000 sales associates in the U.S. and abroad. The curriculum is available to all professional relocation specialists who are dealing with incoming or outgoing referrals.

The most recent edition of the Conway Superstars educational program featured a Database Management training class from Boston Logic trainer Kate Curtis.

A packed room of Conway agents and managers listened attentively about using the products and services available on jackconway.com’s dashboard and back end, powered by Boston Logic’s Sequoia system.

“Communication with customers is diverse and presenting the message clearly is so important,” said Curtis. “You need to manage this part of your business effectively, and be persistent.”

South Shore Attorney David Spillane recently taught a course on foreclosures and short sales to a packed classroom of Jack Conway Realtors at the company’s Norwell headquarters. The 2-hour session, arranged by Conway Director of Agent Services Christopher Haraden, awarded two continuing education credits to the attendees toward their state-mandated requirements for license renewal.

“Attorney Spillane engaged us all with his dynamic speaking skills and knowledge of the subject,” said Chairman Jack Conway, who took the course along with his associates. “He explained the foreclosure and short sale processes from the expert standpoint of a lawyer who works with banks and homeowners on these transactions all the time. We were delighted to have him teach at our school.”

More than 300 Conway sales agents also earned continuing education credits for courses they took at the Conway Country Annual Convention held on Feb. 3 at the Quincy Marriott Hotel. The event kicked off with an instructional workshop by international real estate coach Matt Ferrara, who discussed social media and the new technologies, and was followed by other training sessions held throughout the day.

“Our company has always believed in the concept of lifelong learning,” said Haraden. “And we are more than happy to help our agents get the continuing education credits they need to meet the state requirements.”
