As winter wanes, the beaches, villages, and tourist havens of Cape Cod beckon New Englanders to come hither. If you’re longing for more than a weekend in the land beyond the bridge, you may want to consider living on the Cape year-round.

Hanover — Fifty-three Jack Conway Realtors recently gathered around a gleaming center island in the kitchen of a newly built luxury home at Nash Landing in Hanover. The agents were treated to wine and cheese and an hour-long “Dialogue” session led by the subdivision’s builders, John Tedeschi and his partner Bob Wigmore.

The contractors spoke about their 9-lot neighborhood set on a wooded cul-de-sac near shopping, schools and highways. Six homes at Nash Landing have already been sold, and Conway-Scituate agent Lois Wigmore, is the listing broker for the remaining three lots. Prices range from $250,000-$270,000 for land only and from $660,000 to $700,000 for builder’s packages of 2,400-plus sq. ft. Colonial style homes.

Speaking to the standing room only crowd of Conway agents, which included Chairman Jack Conway and his daughter, CEO Carol Bulman, Tedeschi spoke about his firm and his project. “You know us and you know our work,” said the builder, whose 25-year-old construction company has built more than 100 luxury homes throughout the South Shore. “I am a hands-on builder. I work with all of my subcontractors on the job every day, and I am always available to help plan a house. Just bring your customers over and we’ll work together.”

“The Dialogue was great,” said Conway, whose company has marketed commercial and residential developments in Massachusetts for 54 years. “John Tedeschi learned the building business from his Dad, a fine craftsman known for honesty and dependability, and we are thrilled to represent his newest neighborhood.”

Lois Wigmore and Tedeschi were “amazed” at the turnout of Conway agents to their event. “Realtors came from Conway offices in Scituate, Weymouth, West Roxbury, Hanover, Norwell, Brockton, Mansfield, Marshfield, Pembroke, Hull, and Hanson,” said Wigmore. “It was a great opportunity for them to visit the neighborhood and see the workmanship of the builders.”

Weymouth — Conway Commercial, a division of Jack Conway, Realtor, recently sold out Rockway Woods, a 19-unit luxury condominium development in Weymouth. Realtor Phil Devasto was the listing agent for all three phases of the project and marketed the new construction from groundbreaking until the last sale this month to a buyer from Milton.

The units in the 3-story townhouse-style buildings have two bedrooms, 2.5 baths, central air and 1-car garages, and were priced from $375,000 during phase I to $335,000 in phase III. Builder Bob Falconi credits DeVasto for selling out his project during a challenging economy. “Marketing luxury condos in the last few years was not easy,” said Falconi. “We had to make some price adjustments along the way, but Phil was incredibly diligent from the time he worked out of a construction trailer at our site until he brought in our last buyer. We couldn’t be happier with the outcome.”

The people who purchased homes at Rockway Woods ranged from first-timer buyers to empty nesters, according to DeVasto. “Phase III was a quick sell because we sold three homes in a row last year while the federal tax credit was in effect,” said Devasto. “When that ended, the pace slowed a bit, but we got the job done. Bob is a wonderful builder and it was a pleasure working with him.”

DeVasto is the former owner of Wilbur’s Ice Cream Shop in Scituate and the Cookery, a corporate catering firm in Norwell. He joined the Conway Commercial Group in 2006 and recently transferred to the company’s Relocation Division where he handles the sale of bank-owned properties for Freddie Mac.

One of the highlights of my job is that I get the opportunity to meet many people and travel to a lot of distinct and special areas of our fine state.  This past Thursday I began my day with a brief chat with the members of our Wareham office, including the sales manager, Chris D’Anna.  Busy in the office was Christina Lacava who was working on an offer for one of her Wareham listings.  Gail McCabe had just put a property under agreement and Sam Corbett was working on an analysis of a property online.  Wow, that’s a lot of activity for a cold, January day.  All of these agents told me they believed their marketplace was already showing signs of improvement and that they were excited about the year ahead.

Ralph Grassia and I then hopped in the car for a visit to our New Bedford office.  There, Marc LeBlanc, one of our newer agents, was preparing a lockbox for an REO property he is working on in Somerset.  He also showed me pictures of his newest listing, which is priced at $795,000 and is the largest home in New Bedford.  Well, I was truly curious and after leaving the office, took a ride over to Ash Street, in the middle of the downtown historical district, where this listing is located.  What an amazing home – intricate architecture, historic flair, plenty of yard room and just an amazingly stately home.  What a find for a lucky buyer!
