Tips and advice on home closing process.It doesn’t matter whether you’re buying or selling a home, it gives you peace to know what to expect.  You’ve already hired the best and most knowledgeable real estate agent, and applied for your mortgage loan with a highly recommended mortgage company, but now you need a quick class, aka, Cliff notes, on what to expect at the closing.

You’ll be busy packing, either to move in or move out, while your agent is getting final readings for utilities, i.e., electric, water & sewer, oil reading, etc., as they are all adjusted for the closing day.  You will need to have these utilities turned on or off in your name depending on if you’re the seller or buyer.  This should be done at least a week in advance of the scheduled “Big Day!”

Your mortgage representative will give you a good faith estimate of your closing costs.  These include escrow fees, which is money deducted for a couple of months of taxes, insurance and private mortgage insurance if it applies to your type of loan.  There will also be title insurance, which is required by the lender.  You can purchase a separate policy to cover your equity in the home in case of any future title issues arising – a good idea!

The closing will be at the lawyer for your bank’s office or at the nearest Registry of Deeds for easy recording of the change in ownership.  The attorney will have sent a copy of the HUD-1 Settlement statement for review prior to closing.  This will give you and your Conway Realtor a chance to review in advance and then there are no surprises at the closing table.  When you’ve chosen well from the beginning, your Realtor will help make the closing process smooth and easy.  They will be sure the smoke and carbon monoxide detectors have been installed and approved by the fire department too.  You can feel safe and have peace as you head to the closing.  All you’ll have to worry about is celebrating!

If you have ever thought about obtaining your real estate license, now is the time to get the education you need to pass the state exam and be ready for the spring market.

The Conway School of Real Estate offers two options at its Lakeville training center on Rte. 105 near the intersection of Rte. 495 – a twice weekly class on Tuesday and Thursday evenings, or a convenient Saturday-only class that will put you on the fast track to success.

The next weeknight class meets on Tuesday and Thursday from 6:30 p.m. to 9:30 p.m. beginning on March 19. The start time of the class allows commuters on the Old Colony train ample time to get to the Conway building, which is at the entrance to the access road to the MBTA station. The 40 hours of instruction concludes on May 2. Tuition is $375, which includes textbooks, sample exams, and all materials.

The Saturday-only “fast track” course is designed to be completed in five weeks, beginning on March 16 and ending on April 13. The class will be held from 9 a.m. to 5 p.m.

The weeknight course will be taught by Denis Lilla, a regional vice president at Conway, who has decades of experience in the real estate industry. The weekend session’s instructor is Jeffrey D. Chute, a well-known trainer and Conway associate who is a past Educator of the Year for the Massachusetts Association of Realtors.

Taking the course with Conway does not obligate you to join the company, but students of the Conway School of Real Estate have the opportunity to receive career advice from the company’s sales managers.

Completing the 40 hours of learning qualifies students to take the Massachusetts state licensing examination. Your success is guaranteed! CONWAY CEO BULMAN NAMED TRUSTEE AT BRIDGEWATER UNIVERSITYNorwell-based Jack Conway, Realtor announced that Governor Deval Patrick has appointed Conway President/CEO Carol Bulman to a 4-year term on the Board of Trustees at Bridgewater State University (BSU). The Governor congratulated Bulman in a recent letter notifying her of the appointment.

“Lieutenant Governor Murray and I appreciate your willingness to serve the Commonwealth in this capacity,” said Patrick. “Your experience and sound judgment will contribute substantially to the Board. I wish you great success as we move forward.”

Bulman and Jack Conway Co. have always had close ties with the university. BSU President Dr. Dana Mohler-Faria is a former Conway Country Citizen of the Year, Bulman was the keynote speaker at the 2012 commencement ceremony of the University’s graduate students, and her daughter Corie Bulman Nagle is a master’s degree candidate at the school.

“I’m honored to serve on the BSU Board of Trustees,” said Bulman. “This university is constantly expanding its programs and opportunities for the more than 11,000 students who go there. I am proud to work with a group that will help further its goals and mission. It’s wonderful to have such a progressive education institution right here in our own backyard.”

A Scituate mother of four, Bulman is a graduate of Providence College and the National Mortgage Bankers School in Chicago. She is a past president of the Massachusetts Mortgage Association and serves on the Executive Committees for the South Shore Hospital Foundation Board and the South Shore Chamber of Commerce. She also served as a member of the BSU Foundation.  She is also a member of the Operating Committee of New England Mortgage Professionals, Conway’s financial arm in partnership with PNC Bank.

The Conway School of Real Estate will offer two courses on environmental topics for area real estate licensees later this month at its training centers in Norwell and Lakeville.

The two-hour classes are “The Wetlands Protection Act” and “Title V” – covering two important areas of environmental regulation that are vital to real estate transactions in Massachusetts. The courses are open to all of the state’s real estate agents – whether active or inactive – and will help satisfy the state’s continuing-education requirements for license renewal .

On Wednesday, March 20, the Wetlands course will be held from 9-11 a.m., followed by the Title V septic system class from 11:15 a.m. to 1:15 p.m. at the Norwell Training Center, 137 Washington St. (Rte. 53).

On Thursday, March 21, the two classes will be repeated at the same times at the Lakeville Training Center, 10 Main St. (Routes 105 & 495).

The instructor is Jeffrey D. Chute, a well-known trainer and Conway associate who is a past Educator of the Year for the Massachusetts Association of Realtors.

The classes are open to all real estate agents, and each are worth two credit hours toward fulfilling the state’s 12-hour continuing education requirement.
