While driving around the community of Southfield you’ll notice something that may seem a bit out of the ordinary for most towns –a large plane on display next door to the town’s Welcome Center. Over the past 50 years the area now known as Southfield has been home to over 80 different types of aircraft. Until 1997, this area was the South Weymouth Naval Air Station.

The 6 million dollar project to create a Naval Air Base was originally started in 1940. Over 1,000 acres of land within the towns of South Weymouth, Rockland and Abington were acquired by the U.S. Navy to build an airbase for dirigibles (blimps) used to patrol the North Atlantic Ocean during World War II. Although the last operating blimp squadron of the U.S. Navy was disestablished in 1961, the South Weymouth Naval Air Station continued to operate as an important base for New England.

Today, at Shea Field Memorial Grove, located across the street from Southfield’s Welcome Center, features a retired A-4 Skyhawk Navy jet fighter. The plane was dedicated in 2004 to commemorate the Base’s 55+ years of service to the Navy and New England.

It’s Been 1 Year Since the Launch of the NEW Jackconway.com!

Agents, managers and staff at Jack Conway, Realtor gathered recently for a rousing celebration of the first anniversary of the company’s Next Generation website jackconway.com. Everyone shared in a piece of birthday cake, decorated with an image of the front page of the website.

Since June 1, 2010, when Conway redesigned and retooled the website, traffic and customer engagement has risen dramatically.

“I think we can all say this has been an unqualified success,” said Conway Marketing Director Al Becker. “And the best part of this website is it can keep getting better and improve as new trends and technologies emerge.”

One recent example of these improvements is the “mapped search” tool that allows buying customers to pinpoint areas where they are looking for homes. Another new development is the mobile optimization of the site, providing service to jackconway.com on the vast majority of mobile devices and tablet PCs.

Participants in the 27th annual Conway Country Charity Golf for the Homeless event at the Easton Country Club last week helped raise more than $15,000.

The event, run by Jack Conway & Co., benefits homeless causes throughout Southeastern Massachusetts. Early thunderstorms didn’t squelch the excitement of the full field of 144 golfers who helped celebrate the event’s 27th year.

“It’s always a great opportunity to help the homeless, and it’s a fun way to do it,” said Chairman Jack Conway as he welcomed the golfers. “And this year was special as we once again passed our fundraising goals and completely sold out.”

For almost three decades, Conway Country golfers have helped raise over $500,000 since the tournament’s inception in 1984, which went directly to shelters like MainSpring House in Brockton, Conway House in Middleboro and Evelyn House in Stoughton.

The winning team for this year’s tourney was Czaba Pasmany, Mark Starrett, Greg Quercia and Kevin Butler, and they shot a 11-under, 60 in the scramble format.

Jack Conway’s new book, Sales Sense, is not only helping his Realtors, it’s helping the homeless as well. Christopher Haraden, Conway’s director of agent services, recently presented the first $1,000 in proceeds from sales of the book to Father Bill’s & MainSpring, a non-profit organization serving the homeless in Southeastern Massachusetts.

“Jack decided to ask for a $10 donation for each autographed copy of Sales Sense in order to benefit one of his favorite charities,” said Haraden. “He wanted his agents to learn from the book and at the same time help out a great cause.”

Chairman Jack Conway, CEO Carol Bulman and Haraden presented the accumulated donations to Tom Washington, director of community relations for Father Bill’s & MainSpring at a recent meeting held at Conway headquarters in Presentation of Sales Sense CheckNorwell.

“We were thrilled to donate these and future proceeds from the sale of my father’s book to such a worthy organization,” said Bulman. “My parents were among the founders of MainSpring House in Brockton back in 1982 and our company has been raising funds for the homeless through golf tournaments and other events for nearly 30 years. We are proud to be allies in the fight to end homelessness in our region.”

Sales Sense is a compilation of 77 “how to” lessons for Realtors written by the “master salesman,” Jack Conway, chairman and founder of one of the largest privately-owned real estate firms in New England. A training course based on the book’s curriculum has been added to the year-round roster of educational classes offered to Conway Country agents.

It runs in the family – a winning way in real estate. Jack Conway-Scituate Realtor Corie Bulman Nagle, granddaughter of Chairman Jack Conway and daughter of CEO Carol Bulman, was recently honored with the Conway Country “Rising Star Award” for the most outstanding performance by a new Conway sales agent in 2010.

Bulman Nagle, who is also a dedicated Marshfield high school biology teacher, received her award at the Conway Convention. “My grandfather tricked me,” she said, taking the microphone at the podium of the packed ballroom. “He told me to bring a camera because my mother was getting an award today. I was shocked when they called my name.”

CEO Carol Bulman presented the “Rising Star” plaque to her daughter as Jack Conway joined the group and three generations of Conway Realtors took the stage. “I’m so proud of the accomplishments Corie has made during her first year as a sales agent,” said the Chairman. “She is willing to work hard to win at whatever she undertakes. She is a rising star as a teacher and a Realtor.”

Conway-Scituate Manager Elaine Bongarzone was “thrilled” to see her new agent honored for her achievements. “Corie deserves this award 100 percent because she is one of the hardest workers I have ever seen,” said Bongarzone. “She teaches school during the day and works at real estate until 7 or 8 at night, seven days a week. I have seen her run three open houses on the weekend, and she had three sales in a row last month. There were times when I have actually told her to slow down, but that’s like telling Jack Conway or Carol Bulman to slow down. It’s just not in their genes.”

Bulman agrees. “My Dad and I are high energy people with a lot of passion for our work, and so is Corie,” said Bulman. “She is totally committed to her students and to her customers. I’m very proud of her.”

Bulman Nagle and her husband Kevin Nagle live in Scituate. She is a graduate of UMass-Boston and a candidate for a master’s degree in education from Bridgewater State University. Each year, she runs the “Holiday Hope for the Homeless Program,” a Christmas gift drive she started at age 13 for children and adults living at local shelters. She was honored in 2007 with the MainSpring Coalition’s Marie Sheehan “Heart of the Homeless Award” for her charitable works.

Here at Conway Relocation we thought it only fitting since it’s President’s Day this month, to feature a town where Presidents have been born  -  namely Quincy, Massachusetts (pronounced kwinzi).   Quincy is a diverse community in Norfolk County, and is known as the “City of Presidents,” as it is the birthplace of John Adams and his son John Quincy Adams.  With an estimated population of 91,073 in 2009 it is considered Massachusetts’ eighth largest city.

Quincy is named for Colonel John Quincy, maternal grandfather of Abigail Adams, who was married to John Adams (the second President of the United States) and after whom John Quincy Adams (the sixth President of the United States) was also named.

COMMUTING

Commuting to Boston is a snap from Quincy as there are several options from which to choose.  You can travel by car via Route 93, otherwise known as the Expressway, take the subway service that’s available in any of the five stops in Quincy, use the commuter rail service to South Station, or the commuter boat which crosses Boston Harbor to Long Wharf and Logan Airport.  Depending upon your ride, 20-30 minutes should get you to downtown Boston.

REAL ESTATE MARKET

As for the real estate market, Quincy had 504 real estate transactions in 2010 consisting of single family, multi-family, and condos.  There were 235 single family homes sold averaging out at a sales price of $328,021, with 82 days on market.  Multifamily homes were significantly less with 61 selling in the past year with an average sales price of $414,645, with 99 days on market.  A total of 204 condos sold in 2010 with the average selling price being $270,912 with days on market totaling 118.  In all three categories the selling price was 4% less than the list price across the board.

All Conway sales centers are launching a direct mail campaign that will include customized charts comparing renters’ actual monthly payments to monthly mortgage costs for sample houses and condominiums in their area.

Renters are also invited to attend free Home Ownership Consultations in your local Conway office with Realtors and mortgage specialists on designated evenings during the week.

“According to statistics reported by the National Multi-Housing Council, at least one third of renters are planning to move in the spring and another third in the fall,” said Conway Regional VP Dick Cahill, who launched the new initiative. “That’s why we are reaching out to these potential buyers now while they are considering other housing options and before they decide to renew their leases.”

Conway CEO Carol Bulman believes the time is right to target the rental population since housing prices have stabilized and mortgage interest rates remain near record lows:

These factors along with the advantages of home ownership; building equity, tax deductible mortgage interest, and stable monthly payments, make this the right time to spread the word that renters may actually be able to finance a home for less than what they’re paying their landlord.

Most people understand that buying a house makes sense, but they don’t think they can afford it.  We’re asking them to read our mailings, come to one of our free consultations and explore their options. The dream of homeownership could become a reality far sooner than they think.

Holiday time is eventful here in Conway Country.  The month of December is jam-packed with holiday parties and lots of opportunities to celebrate this special time of year together.

There are many things I am grateful for this year – my family, my friends, good health, and all of you, our Conway agents in the field.  When I make my way from one holiday gathering to the next, I’m reminded over and over of all the wonderful people who dedicate themselves to this company every day.

These good folks cannot count on a weekly paycheck, but they work diligently to serve their customers to the best of their ability.  They are not only Realtors, but counselors, problem-solvers and friends.  They are counted on to be there at night, during snowstorms, on Christmas Eve; whenever a potential buyer wishes to visit a home or a seller asks for a face-to-face discussion.  If a property is vacant and a window breaks, they arrange to get it fixed.  If an ad isn’t working, they rewrite it.  If a property isn’t selling they examine the reasons why and suggest a remedy.

You serve your clients and customers by making yourself available when it might not be convenient to do so.  You leave family dinners early, miss out on parties, and eat on the run.  I guess I appreciate those kind of sacrifices even more during the holidays than at any other time.  What you do on a daily basis to benefit your customers, your sales team, and your company does not go unnoticed or unappreciated.  We thank you for it and wish you a new year filled with great rewards for jobs well done.
