Conway's Swampscott Team at the Lynn Chamber of Commerce

Jack Conway, Realtor’s Swampscott Office recently hosted a booth at the Lynn Chamber of Commerce’s Home, Garden and Health Show. The event, which took place at Swampscott High School from 10 a.m. to 4 p.m., drew hundreds of visitors to view the wares of vendors ranging from cosmetic dentists to mortgage lenders, along with cooking demonstrations, guest lectures and a keynote speech by Dr. Sheldon Sevinor, a celebrated plastic surgeon.

“The home show was a great chance for my agents to get out and talk real estate with potential buyers and sellers and other members of the community,” said Conway-Swampscott Manager Tim Knowlton. “We were the only Realtors there, and we came away with many new friends and several new customers.”

Hosting the Conway booth during the day-long event were Swampscott sales associates Lisa Scourtas, Amanda Brawley, Paul Ferraro, Teresa Flaherty, Sue Garcelon, Barbara Kennedy-White, Glenn Kessler, Ronnie Northrop, and Sue Sinrich, as well as loan specialist Chris Curran of New England Mortgage Partners, the financial arm of Jack Conway, Realtor.

Susana Neves-Coito

New England Mortgage Partners (NEMP), an affiliate of Wells Fargo Home Mortgage and Jack Conway, Realtor, recently welcomed Susana Neves-Coito to its growing staff of mortgage consultants.

Neves-Coito brings 20 years of experience as a loan officer in Southeastern Massachusetts to her NEMP post. Fluent in Portuguese, English and Creole, she will offer a full line of home mortgage products to customers in the Dartmouth, New Bedford and Fall River areas.

“I have worked for Citizens’ Bank, Bank of America, and other large financial institutions,” said the South Dartmouth mother of two. “But I chose to come to New England Mortgage Partners because it is a small company with a large company behind it. Wells Fargo is a home mortgage giant, and Jack Conway, Realtor has earned a name in Massachusetts for honest and fair dealings for 55 years. That gives me and my customers the best of both worlds.”

Rosemary O’Neil, branch manager of NEMP, is “thrilled” to have Neves-Coito on her South Coast mortgage team. “Susana is very well known in the New Bedford and Dartmouth area, and we are fortunate to have her with us,” said O’Neil. “She has earned numerous awards as a loan officer and built a reputation that is highly respected in our industry.”

Neves-Coito serves as chairman of the Community Services Committee for the New Bedford Board of Realtors and teaches first time homebuyer classes for the City of New Bedford and Catholic Social Services of Fall River. She was named First Affiliate of the Year for the New Bedford Board of Realtors and is a member of the Southeastern Massachusetts Board of Directors for the Department of Mental Health.

A native of Portugal, she immigrated to America with her family as a young child. She earned a bachelor’s degree at UMass-Dartmouth and a master’s in financing from Boston University. She and her husband David live in South Dartmouth with their son Mathew. Their daughter Nicole Souza is serving in the U.S. Navy.

It’s Been 1 Year Since the Launch of the NEW Jackconway.com!

Agents, managers and staff at Jack Conway, Realtor gathered recently for a rousing celebration of the first anniversary of the company’s Next Generation website jackconway.com. Everyone shared in a piece of birthday cake, decorated with an image of the front page of the website.

Since June 1, 2010, when Conway redesigned and retooled the website, traffic and customer engagement has risen dramatically.

“I think we can all say this has been an unqualified success,” said Conway Marketing Director Al Becker. “And the best part of this website is it can keep getting better and improve as new trends and technologies emerge.”

One recent example of these improvements is the “mapped search” tool that allows buying customers to pinpoint areas where they are looking for homes. Shaun Fitzgerald, vice-chairman of the Town of Easton’s Board of Assessors, was the enthusiastic guest speaker at a recent meeting of the Conway Commercial Connection in Abington. Fitzgerald spoke to a group of Jack Conway Realtors about the commercial appraisal process and how to calculate a capitalization rate on income-producing property.

“The capitalization or ‘cap’ rate is the ratio between the net operating income produced by an asset and its original purchase price, or alternatively, its current market value,” said Fitzgerald. “Simply put, capitalization rates are an indirect measure of how fast an investment will pay for itself.”

“Shaun was a great speaker and instructor,” said Tom Rudolph, director of the Abington Commercial Connection. “He gave us all a much better understanding of how to establish a cap rate, which is used in valuing commercial property.”

Tony Vacca, a broker from the Norwell-based Conway Commercial Group, was among those who attended Fitzgerald’s session. “It’s always good to hear what’s happening in this ever-changing market from an appraiser’s perspective,” said Vacca. “As an assessor for the town of Easton, Shaun had a tremendous amount of knowledge to share with us, and it applies directly to our business.”

Holiday time is eventful here in Conway Country.  The month of December is jam-packed with holiday parties and lots of opportunities to celebrate this special time of year together.

There are many things I am grateful for this year – my family, my friends, good health, and all of you, our Conway agents in the field.  When I make my way from one holiday gathering to the next, I’m reminded over and over of all the wonderful people who dedicate themselves to this company every day.

These good folks cannot count on a weekly paycheck, but they work diligently to serve their customers to the best of their ability.  They are not only Realtors, but counselors, problem-solvers and friends.  They are counted on to be there at night, during snowstorms, on Christmas Eve; whenever a potential buyer wishes to visit a home or a seller asks for a face-to-face discussion.  If a property is vacant and a window breaks, they arrange to get it fixed.  If an ad isn’t working, they rewrite it.  If a property isn’t selling they examine the reasons why and suggest a remedy.

You serve your clients and customers by making yourself available when it might not be convenient to do so.  You leave family dinners early, miss out on parties, and eat on the run.  I guess I appreciate those kind of sacrifices even more during the holidays than at any other time.  What you do on a daily basis to benefit your customers, your sales team, and your company does not go unnoticed or unappreciated.  We thank you for it and wish you a new year filled with great rewards for jobs well done.

The Jack Conway Real Estate Company just released figures showing their sales put under agreement during November were up by an amazing 42-percent over the same month a year ago.

The sales included units sold in the 42-office Eastern Mass. chain, including sales in the Commercial and Foreclosure sales departments.

The figures were announced by CEO Carol Bulman and seemed to substantiate Chairman Jack Conway’s optimistic prediction that sales in 2011 will be up 25 percent over 2010.

Sales Executive Dick Cahill stated that, “Customers are responding to the market with a lot more confidence than in prior months.”

Rosemary O’Neil, head of Conway Home Mortgage added, “Programs and record low interest rates are really helping us to ring the bell.” O’Neil added that November home mortgage originations were almost double from the same period a year ago.

“All in all,” stated Chairman Jack Conway, “Those figures indicate that the hard crust on the market is beginning to crack. The next move will be more activity on the part of speculative builders.”

Jack Conway, Realtor, which began its business in a Hingham storefront in 1956, is now one of the largest independent real estate companies in Massachusetts. The firm has 42 sales offices specializing in South Shore homes for sale, 700 agents and its own lending arm, Conway Home Mortgage, a joint venture with Wells Fargo.

Marshfield — Peter Ruffini, a state and national leader in the real estate industry, is the newly appointed regional manager of Jack Conway, Realtor’s Marshfield sales office. Ruffini, a former president of the Plymouth and South Shore Association of Realtors (PASS), specializing in homes for sale in Plymouth MA, is the 2011 Secretary/Treasurer for the Massachusetts Association of Realtors. He is also a past director of the National Association of Realtors and the 2009 Realtor of the Year for PASS.

“Peter’s credentials speak for themselves, and we are thrilled to have him lead our Marshfield office,” said Conway CEO Carol Bulman. “He officially starts his post on Jan. 1 and he has great plans for the new year.”

Those plans include tapping into the skills and knowledge of his existing sales force, formerly led by Manager Grace Alvey, who recently opted to re-enter the sales staff, and building up his team through active recruitment efforts. “Everyone in the office is smart and motivated and I am looking forward to working with them to gain a larger market share in our area,” said Ruffini, a Plymouth native. “I hope to staff up and help Jack Conway-Marshfield have an excellent 2011.”

Ruffini is a longtime Realtor, broker and co-owner of a South Shore homes for sale realty firm. “I decided to make a career change because I wanted to work for a larger organization with more resources to offer its agents and customers,” he said. “But I wanted to join a company that was similar in values to my own with a personal, supportive atmosphere and a keen sense of honesty and integrity. Jack Conway Co. was a perfect match.”

A Conway co-worker, Lenny Harris, who was recently inducted to a second term as president of the Certified Residential Specialists (CRS) group, may have played a part in bringing Ruffini into the Conway Country fold. “Lenny and I had worked together on a number of initiatives at PASS, and I knew he was a good worker and a great guy,” said Ruffini. “He has been with the Jack Conway Mansfield office for a long time, and I once asked him ‘What keeps you there?’ His answer was ‘the support systems and the opportunity to be heard and listened to.’ That meant a lot to me. He gave me the real deal, he didn’t fluff it up.”

Living most of his life in Plymouth, Ruffini formerly served on the board of directors for the Plymouth Boys and Girls Club and he currently coaches youth sports. He and his wife Jaime live in Carver with their four children.

I enjoyed listing to a trainer at a recent Conway Managers Meeting, held in our Norwell classroom, give an overview of a program that Tom Hopkins, renowned real estate sales trainer, would be covering at an upcoming event “Winning Everyday.”  He reminded us of some great ways to help us assist our customers better:
  • Get out into the community and get to know people.  The more people know us, the more they will trust us and want to do ask us to represent them during what is probably the largest investment they will make in their lives

  • Be sure to spend more time listening than talking… make sure that you know what your buyers and sellers really want.  They have asked us to represent them therefore we need to take the time to understand what exactly they want from us during the buying and selling process.

  • Be sure to take the time to let your customers know what we can do to assist them; through marketing, research and time commitment.

  • Buying and selling a home is a stressful situation and it’s important that we help our buyers and sellers to overcome any possible road block or confusing situation that might arise.

  • Make sure you show your appreciation to your buyers and sellers – they deserve it!

  • We also heard about how important it is to have balance in our lives. Since much of this job is 24/7, we need to work on having balance between our work and personal life. We need to balance 7 areas of our life; Career, Spiritual, Social, Financial, Family, Physical Health, and Mental/Education.

It was a great hour reviewing whether we are servicing our customers to the best of our ability as well as keeping balance in our lives.
