The Conway School of Real Estate’s latest continuing-education courses for real estate licensees include evening classes designed for those agents who prefer to attend programs after traditional business hours.

The courses are open to all of the state’s real estate agents – whether active or inactive – and will help satisfy the state’s continuing-education requirements for license renewal.

The evening classes were added to the schedule in response to feedback from Realtors who said that other commitments often prevent them from enrolling in daytime programs, and represent Conway’s commitment to flexibility in meeting the needs of agents in the field.

The evening courses, to be held from 6-8 p.m., will include “Zoning and Building Codes” on Monday, June 25 at the Norwell Learning Center, 137 Washington St., and “Selling Historic Homes” on Monday, July 16 at the Lakeville Learning Center, 10 Main St.

The classes are open to all real estate agents, and each will result in two credit hours toward fulfilling the state’s 12-hour continuing education requirement.

The cost for each course is $20. To register, visit www.jackconway.com/continuing-education, or call 781-871-0080, ext. 342 for more information.

The Conway School of Real Estate is a division of Jack Conway & Co., which is celebrating its 56th anniversary, with sales offices from the North Shore to Boston, Cape Cod and the South Coast. The school also offers pre-licensing classes in Norwell, Lakeville, Dartmouth, and Hyannis for anyone interested in entering the real estate field.

Get Your Real Estate License With Us!

If you have ever thought about obtaining your real estate license, now is the time to get the education you need to pass the state exam. The Conway School of Real Estate pre-licensing course will prepare you for the test in only five weeks, with the added convenience of classes held on Saturdays.

The next course begins on Saturday, Jan. 7 at the Conway Training Center in Norwell, 137 Washington St. (Rte. 53). The 40 hours of instruction will be held from 9 a.m. to 5 p.m. on the next four Saturdays, concluding on Feb. 4. Tuition is $375, which includes textbooks, sample exams, and all materials.

The course will be taught by attorney Jay Chaisson, Jack Conway’s corporate counsel, who has decades of experience in the real estate industry. Taking the course with Conway does not obligate you to join the company, but students of the Conway School of Real Estate have the opportunity to receive career advice from the company’s sales managers.

Completing the 40 hours of learning qualifies students to take the Massachusetts state licensing examination. Your success is guaranteed! Conway students may retake the course at no charge if they do not pass the exam on their first attempt, as long as the test is taken within 45 days of completing the course.

Many Renters may not realize that today’s low mortgage rates may mean that owning can be cheaper than renting!

Dreaming of Buying a HomeIf you are currently renting your home in the Boston area, consider looking into purchasing a home.  You may be surprised to find that your monthly mortgage payments will be less than your current rent.  Trulia’s Rent versus Buy index for the Summer of 2011 compares the costs of buying or renting a two bedroom apartment, condominium, or townhouse in the USA’s 50 largest cities.  Boston was categorized as “less expensive to rent, but may make more financial sense to buy.”  This is good news for renters and buyers.  Yes, rents are not bad in the Boston area, but the index implies that for many renters, buying now is the best option.

Also keep in mind the long-term differences between renting and buying.  Rent is paid to your landlord and that money is gone; Mortgage is paying back a loan to slowly buy back your home, so that value remains yours.  While it may even be possible for many renters to lower their monthly payments if they switcht to a mortgage, even a slightly higher monthly payment is probably worthwhile in the long run.  A house is one of the most reliable, stable investments that can be made.

Jack Conway Realty has begun a campaign to educate Boston renters about all of their options before they renew leases.  Many renters do not even consider the option of buying their next home.  For more information regarding today’s unique real estate market setting and your options relating to buying vs. selling, check out the Conway Renter’s Challenge or contact a Jack Conway Realtor today!

Jack Conway Authors Books to Help Conway Agents Excel!

Our founder, Jack Conway, former sportswriter turned Realtor, has gone back to his roots with the publication of Sales Sense, a book he recently authored to help his Conway agents succeed in their field.

Portions of new Book, 'Sales Sense' by Jack Conway will go to benefit the homeless

Jack Conway presenting 'Sales Sense'

Sales Sense is the accumulated result of managing while driving around,” said Conway, who turned 87 in December and continues to serve as his company’s chairman of the board. “I travel by day listening to sales agents, and in the evening and early morning hours, I do lots of reading. Trade journals, business magazines and the daily newspapers always have something that lights a fire in my brain and gives me an idea.”

Conway’s book is a compilation of 77 “how-to” lessons for succeeding in a real estate career. It covers such topics as “Total Involvement – One Handshake at a Time,” “Price it Right and It Will Sell,” “It’s All About Attitude,” and “Open Houses to the Rescue.” Conway shares tips from his 56 years as a Realtor and manager with his sales associates in a folksy style that flows from every page.

Sales Sense is a blueprint for success based on my father’s own wisdom and experience,” said Conway CEO Carol Bulman. “It’s a great read from a wonderful teacher and a remarkable man.”

Autographed copies of Conway’s new book are available to his agents for a small donation to Father Bills & MainSpring, a non-profit organization serving the homeless.  Sales Sense will also be used by Conway Education and Recruitment Director Christopher Haraden.

Jack’s book will be added to our year-round roster of training for our agents,” said Haraden. “Sales Sense is a primer on real estate success written by the master. I expect the classes to be sell-outs.”

Conway left his job as a sports writer for the Boston Record American 57 years ago to sell houses for a Natick developer.  He started his own company on the South Shore in 1956 and Jack Conway Realtor is now one of the largest independent real estate firms in Massachusetts!

New Social Media Platform puts Conway Agents on Cutting Edge

Global Online Network with 'Our World'Agents and managers at Jack Conway & Co. were among the first in the country to launch Our World, a communication platform developed by the Leading Real Estate Companies of the World network.

Our World is a brand-new interface available only to LRE members across the country (and across the globe) that gives Conway agents access to webinars, discussion forums, and opportunities for peer-to-peer collaboration.

The Our World community includes the Institute 2.0 online learning system, a rich catalog of courses, articles, how-to resources, and multimedia presentations designed to help sales agents improve their business.

Our Work New Social Media Platofrm for Leading RE Members

In recognition of the company’s leadership in rolling out this new platform, Jack Conway & Co. CEO Carol Bulman was invited to participate in a panel discussion at the Leading RE annual convention in Las Vegas in early March.  Bulman and representatives of other companies from across the country, as well as the consultants who developed many of the features of Our World and the Institute, discussed the ways in which sales agents are maximizing these social media resources to better serve buyers and sellers.

Institute 2.0 by LeadingRE Companies of the World

Agents have 24/7 access to the interactive online courses directly from the Conway Virtual Office, a feature the company launched for its agents nearly a year ago.  As a complement to the intranet, online forms, and resources in the Virtual Office, the Our World discussion forums keep agents informed in a way no other social media platform is capable of doing.

The community allows for networking within the Conway system – which consists of 42 offices from the North Shore, Boston, South Shore, South Coast, and Cape Cod – and within a community of non-competitive peers at independent real estate companies across the country.

Agents also can link to Inside LeadingRE, another exclusive area that contains documents, articles, and tools that Leading Real Estate Companies of the World provides its members, organized by category and ranging from business development and international services to LRE’s preferred vendors and marketing tools.

I enjoyed listing to a trainer at a recent Conway Managers Meeting, held in our Norwell classroom, give an overview of a program that Tom Hopkins, renowned real estate sales trainer, would be covering at an upcoming event “Winning Everyday.”  He reminded us of some great ways to help us assist our customers better:
  • Get out into the community and get to know people.  The more people know us, the more they will trust us and want to do ask us to represent them during what is probably the largest investment they will make in their lives

  • Be sure to spend more time listening than talking… make sure that you know what your buyers and sellers really want.  They have asked us to represent them therefore we need to take the time to understand what exactly they want from us during the buying and selling process.

  • Be sure to take the time to let your customers know what we can do to assist them; through marketing, research and time commitment.

  • Buying and selling a home is a stressful situation and it’s important that we help our buyers and sellers to overcome any possible road block or confusing situation that might arise.

  • Make sure you show your appreciation to your buyers and sellers – they deserve it!

  • We also heard about how important it is to have balance in our lives. Since much of this job is 24/7, we need to work on having balance between our work and personal life. We need to balance 7 areas of our life; Career, Spiritual, Social, Financial, Family, Physical Health, and Mental/Education.

It was a great hour reviewing whether we are servicing our customers to the best of our ability as well as keeping balance in our lives.
