The Conway website – jackconway.com – has received the group’s website quality certification (WQC), which recognizes the best practices in Internet communications among its more than 500 member companies in the U.S. and abroad.

Morse is a specialist in outgoing referrals helping Conway Country customers to relocate anywhere in the world.

The RELO Certified Coordinator exam is offered through the Leading Real Estate Companies of the World (LeadingRE), an international relocation network of 140,000 sales associates in the U.S. and abroad. The curriculum is available to all professional relocation specialists who are dealing with incoming or outgoing referrals.

The White Paper’s findings specifically show that performance and reputation are more critical than ever to earning thLeading Real Estate Companies of the Worlde trust of the consumer.

The paper also identifies changes brought about by the recession and how consumers have become more fiscally responsible, but expectations have risen. For Conway, this means consumers are seeking fair-priced homes that still provide superb quality of amenities and features that fit the needs and lifestyle for a family setting.  They are more focused than ever on “bargains.”

New Social Media Platform puts Conway Agents on Cutting Edge

Here at Conway Relocation we thought it only fitting since it’s President’s Day this month, to feature a town where Presidents have been born  -  namely Quincy, Massachusetts (pronounced kwinzi).   Quincy is a diverse community in Norfolk County, and is known as the “City of Presidents,” as it is the birthplace of John Adams and his son John Quincy Adams.  With an estimated population of 91,073 in 2009 it is considered Massachusetts’ eighth largest city.

HISTORY

Quincy is named for Colonel John Quincy, maternal grandfather of Abigail Adams, who was married to John Adams (the second President of the United States) and after whom John Quincy Adams (the sixth President of the United States) was also named.

The city is made up of 13 unique neighborhoods, from the waterfront of Marina Bay, which has some beautiful condos, to the Merrymount neighborhood which is considered the site of Quincy’s original settlement.  Each neighborhood shares its own characteristics and stories.

COMMUTING

Commuting to Boston is a snap from Quincy as there are several options from which to choose.  You can travel by car via Route 93, otherwise known as the Expressway, take the subway service that’s available in any of the five stops in Quincy, use the commuter rail service to South Station, or the commuter boat which crosses Boston Harbor to Long Wharf and Logan Airport.  Depending upon your ride, 20-30 minutes should get you to downtown Boston.

REAL ESTATE MARKET

As for the real estate market, Quincy had 504 real estate transactions in 2010 consisting of single family, multi-family, and condos.  There were 235 single family homes sold averaging out at a sales price of $328,021, with 82 days on market.  Multifamily homes were significantly less with 61 selling in the past year with an average sales price of $414,645, with 99 days on market.  A total of 204 condos sold in 2010 with the average selling price being $270,912 with days on market totaling 118.  In all three categories the selling price was 4% less than the list price across the board.

Holiday time is eventful here in Conway Country.  The month of December is jam-packed with holiday parties and lots of opportunities to celebrate this special time of year together.

There are many things I am grateful for this year – my family, my friends, good health, and all of you, our Conway agents in the field.  When I make my way from one holiday gathering to the next, I’m reminded over and over of all the wonderful people who dedicate themselves to this company every day.

These good folks cannot count on a weekly paycheck, but they work diligently to serve their customers to the best of their ability.  They are not only Realtors, but counselors, problem-solvers and friends.  They are counted on to be there at night, during snowstorms, on Christmas Eve; whenever a potential buyer wishes to visit a home or a seller asks for a face-to-face discussion.  If a property is vacant and a window breaks, they arrange to get it fixed.  If an ad isn’t working, they rewrite it.  If a property isn’t selling they examine the reasons why and suggest a remedy.

You serve your clients and customers by making yourself available when it might not be convenient to do so.  You leave family dinners early, miss out on parties, and eat on the run.  I guess I appreciate those kind of sacrifices even more during the holidays than at any other time.  What you do on a daily basis to benefit your customers, your sales team, and your company does not go unnoticed or unappreciated.  We thank you for it and wish you a new year filled with great rewards for jobs well done.

Providence– Jack Conway and Company CEO Carol Bulman was a speaker at the recent Leading Real Estate Companies of the World® Fall Workshop in Providence. The meeting attracted brokers, managers and relocation professionals from Leading Real Estate Companies of the World®, a global network of 600 premier real estate firms.

In Bulman’s session about Retaining Top Talent, she addressed a topic of vital interest in the real estate community. As a respected expert in this area, Bulman shared insights to help educate fellow LeadingRE members.

Bulman’s session was part of the larger meeting program, which addressed a variety of real estate topics relating to ways to best meet the needs of home buyers and sellers in today’s market.

“Although the core principles relating to effective real estate services have not changed, other factors – such as market conditions, technology and communication preferences – are continuously evolving,” Pam O’Connor, president/CEO of Leading Real Estate Companies of the World® said.  “Our Fall Workshop series gives members the opportunity to share with other top real estate professionals the best strategies to create exceptional customer experiences and remain market leaders.”

Attending the event with Bulman, were Conway President of Corporate Services Maureen McCaffrey and Conway’s Relocation Coordinator Dawn Stevens. The agenda also featured a preview of new LeadingRE programs that further support the professional development of member firms:  the network’s online learning platform, Institute 2.0, and OUR WORLD – an industry-first program that leverages social media for business results.

I’m just returning from Phoenix, Ariz. where I was fortunate enough to be asked to represent Conway at a Wells Fargo Joint Venture Leadership Summit. I had a chance to spend 2 1/2 days with 14 other broker/owners of large real estate companies who also have a mortgage company with Wells Fargo.

There were leaders from Leading Real Estate Companies of the World as well as a number of other companies from Florida to Arizona to Texas and San Francisco. We discussed best ways for us to service our customers through both our real estate companies as well as our mortgage companies.

We discussed the new consumer protection laws in place that will further help our consumers and we learned a lot about each of our markets. We learned from speaker and social media trainor, Mike Lyons, about how important social media such as Facebook is for communicating with our customers.

Above all we learned from each other that we are all working and doing what we can to update our web sites, offer more tools to our customers and agents and because of the “opportunity” a good recession will allow, we are leaner and stronger and more efficient companies.

We are fortunate as a company to have a partner such as Wells Fargo. who today arranges 25 percent of all mortgages in the United States with the best rates and mortgage programs around. Today, I’m proud to announce that our own Conway Home Mortgage is closing 40 percent of the loans for the buyers who come in our door.
