Here at Conway Relocation we thought it only fitting since it’s President’s Day this month, to feature a town where Presidents have been born  -  namely Quincy, Massachusetts (pronounced kwinzi).   Quincy is a diverse community in Norfolk County, and is known as the “City of Presidents,” as it is the birthplace of John Adams and his son John Quincy Adams.  With an estimated population of 91,073 in 2009 it is considered Massachusetts’ eighth largest city.

HISTORY

Quincy is named for Colonel John Quincy, maternal grandfather of Abigail Adams, who was married to John Adams (the second President of the United States) and after whom John Quincy Adams (the sixth President of the United States) was also named.

NEIGHBORHOODS

The city is made up of 13 unique neighborhoods, from the waterfront of Marina Bay, which has some beautiful condos, to the Merrymount neighborhood which is considered the site of Quincy’s original settlement.  Each neighborhood shares its own characteristics and stories.

SCHOOLS

COMMUTING

Commuting to Boston is a snap from Quincy as there are several options from which to choose.  You can travel by car via Route 93, otherwise known as the Expressway, take the subway service that’s available in any of the five stops in Quincy, use the commuter rail service to South Station, or the commuter boat which crosses Boston Harbor to Long Wharf and Logan Airport.  Depending upon your ride, 20-30 minutes should get you to downtown Boston.

REAL ESTATE MARKET

As for the real estate market, Quincy had 504 real estate transactions in 2010 consisting of single family, multi-family, and condos.  There were 235 single family homes sold averaging out at a sales price of $328,021, with 82 days on market.  Multifamily homes were significantly less with 61 selling in the past year with an average sales price of $414,645, with 99 days on market.  A total of 204 condos sold in 2010 with the average selling price being $270,912 with days on market totaling 118.  In all three categories the selling price was 4% less than the list price across the board.

That’s the message Jack Conway, Realtor is sending out to renters in the cities and towns it serves.

All Conway sales centers are launching a direct mail campaign that will include customized charts comparing renters’ actual monthly payments to monthly mortgage costs for sample houses and condominiums in their area.

Renters are also invited to attend free Home Ownership Consultations in your local Conway office with Realtors and mortgage specialists on designated evenings during the week.

“According to statistics reported by the National Multi-Housing Council, at least one third of renters are planning to move in the spring and another third in the fall,” said Conway Regional VP Dick Cahill, who launched the new initiative. “That’s why we are reaching out to these potential buyers now while they are considering other housing options and before they decide to renew their leases.”

Conway CEO Carol Bulman believes the time is right to target the rental population since housing prices have stabilized and mortgage interest rates remain near record lows:

These factors along with the advantages of home ownership; building equity, tax deductible mortgage interest, and stable monthly payments, make this the right time to spread the word that renters may actually be able to finance a home for less than what they’re paying their landlord.

Most people understand that buying a house makes sense, but they don’t think they can afford it.  We’re asking them to read our mailings, come to one of our free consultations and explore their options. The dream of homeownership could become a reality far sooner than they think.

Hull – The Bay View Room of the Sea Dog Pub in Hull was the setting for a recent reception and fundraising auction for the South Shore’s Manet Community Health Center. Helen Shiner, manager of Jack Conway, Realtor’s Quincy office, was one of the hosts for the affair, which honored Dr. Jennifer Sabir for five years of service at the Manet medical practice in Hull.

“The event was intended to recognize Dr. Sabir and to increase the center’s visibility in the town,” said Shiner, who is a member of the health facility’s philanthropy committee. “Jack Conway Co. has an affinity program with the Manet Community Health Center that has been working well for us and them,” said Shiner. “Whenever clients, employees, friends or family members at any of the center’s five locations buy or sell a home through a Conway agent, they get a check from our company and a donation is made to the organization.”

Manet recently celebrated its 30th anniversary of meeting the needs of medically under served South Shore residents. The center opened its first practice in Quincy in 1979 and now has sites in Houghs Neck, Hull, North Quincy, the Quincy Medical Center, and Snug Harbor. According to CEO Henry Tuttle, his group’s mission is “to provide accessible, quality health care for all, regardless of ability to pay.”

Addressing the crowd of guests in the Bay View Room, Tuttle expressed his appreciation to the individual and corporate donors who sponsored the evening and have helped his center to grow and expand. Recognizing the Conway Country contingent, he said, “We thank the Jack Conway Company and its representatives – Dick Cahill, Maureen McCaffrey, and especially Helen Shiner, for her volunteer leadership. We are grateful for their support and look forward to their future involvement in Manet events.” The CEO reported that his organization now has 140 employees treating about 14,000 patients in Norfolk, Plymouth and Suffolk Counties.

Conway-Hull Manager Maureen Barry and Realtor Joan Eccles were among the volunteers at the Manet auction and fellow agent Mark Abatuno also attended. “Funds were raised, friends were made, and a good time was had by all,” said Shiner, who won two Patriots pre-season football tickets at the auction but promptly donated them back to the cause. “Now we’re looking forward to the Health Center’s Annual Fall Gala, which will be held on Friday, Oct. 29, from 6-10 p.m. at the Granite Link Golf Club in Quincy.”

Quincy – The festive float from Jack Conway, Realtor’s Quincy office won the Committee Trophy for the Best Commercial Float at the 56th annual Quincy Christmas Parade.

Decorated like a gingerbread house, and festooned with the colors of the Christmans season, the float ferried Conway agents and family as they waved to the thousands of cheering onlookers along the 3-mile stretch of Hancock Street. The damp weather didn’t deter the participants as 13 floats and 19 marching bands took part.

“As usual it was a wonderful event,” said Conway VP of Sales Denis Lilla. “The crowds were fantastic and we were so happy to be chosen as a winner from all these great entries.”

Conway’s Ed Corbo piloted the award-winning float, as a Gingerbread Man spurred on the cheering crowds.

Quincy– Jack Conway and Co. agents and families rode the Conway float in the 55th-annual Quincy Christmas parade.

The parade theme this year was “Christmas Celebrations,” so the Conway float and passengers were decked out in international costumes.

“It was a great time as always,” said Conway-Quincy manager Diane Furness. “We had different costumes for different countries and a blow up ‘Earth Ball’ on the front of the float.”

The float also had a Christmas tree with tags wishing the crowds “Merry Christmas” from different countries and presents with tags of various foreign names.

The Conway entry won a trophy for the best “Specialty Category” float.

Red Sox pitcher Curt Schilling and his family lead the parade which stepped off just after noon, and included more than a dozen floats, 11 bands, color guards, antique cars and high school beauty queens.

But of course the highlight of day was Santa’s arrival by parachute on Pageant Field.

The participants on the Conway float were Diane Furness, Karen Boisson, her daughter Montanna and friend Cassidy, Olivia King, her daughter Breeah and niece Caia, Jennifer Kern, Alex Miraldo, Rose Kelley and her two granddaughters Samantha and Kayleigh Devorak. Ed Corbo drove the float and Bill Furness helped with the decoration.

Jack Conway Co. is celebrating its 51st Anniversary as the largest independently owned real estate company in Massachusetts.  There are 43 sales offices from Boston to Cape Cod.  The firm also operates its own mortgage company, Conway Financial Services.

Quincy Agents from Jack Conway & Co. Realtors Quincy office joined nearly 1,500 walkers and volunteers who helped fight cancer at the 10th Annual Quincy Medical Center Cancer Walk to benefit the Marie A. Curry Fund.

New records were set in all categories during the event at Pageant Field in Merrymount Park in Quincy, including the most number of walkers and walk teams, most funds raised on-line, and the most raised overall, which is currently at $199,500 and growing.

The Conway-Quincy office raised more than $1,000.  The walking team was organized by Rose Kelley, and walkers included sales manager Diane Furness, and agents Jennifer Kern, Karen Boisson (and daughter Cristina), Joyce Delgardo, Helen Shiner and Renee Czajkowski (with son Phillip).

The Marie A. Curry Fund focuses on encouraging prevention and early detection of cancer and enhancing access to vital cancer screenings and services for those in the community, regardless of ability to pay.

With the community’s strong support of the Fund, in 2005 the Curry Family and Quincy Medical Center were able to expand the Marie A. Curry Fund’s mission to underwrite additional cancer screenings and services to inspire the prevention and early detection of a wider range of cancers. A new Quincy Medical Center Cancer Walk was established to support the expanded mission of the Marie A. Curry Walk.
