The Jack Conway training center in Norwell was jam-packed last week as the management team spent the day with highly-acclaimed real estate trainer Matt Ferrara.

Ferrara worked with managers on strategies for building market share through selecting new agents and developing the current sales force.

The Conway School of Real Estate’s latest continuing-education courses for real estate licensees include evening classes designed for those agents who prefer to attend programs after traditional business hours.

The courses are open to all of the state’s real estate agents – whether active or inactive – and will help satisfy the state’s continuing-education requirements for license renewal.

The evening classes were added to the schedule in response to feedback from Realtors who said that other commitments often prevent them from enrolling in daytime programs, and represent Conway’s commitment to flexibility in meeting the needs of agents in the field.

The evening courses, to be held from 6-8 p.m., will include “Zoning and Building Codes” on Monday, June 25 at the Norwell Learning Center, 137 Washington St., and “Selling Historic Homes” on Monday, July 16 at the Lakeville Learning Center, 10 Main St.

The classes are open to all real estate agents, and each will result in two credit hours toward fulfilling the state’s 12-hour continuing education requirement.

The course will be taught by attorney Jay Chaisson, Jack Conway’s corporate counsel, who has decades of experience in the real estate industry. Taking the course with Conway does not obligate you to join the company, but students of the Conway School of Real Estate have the opportunity to receive career advice from the company’s sales managers.

Completing the 40 hours of learning qualifies students to take the Massachusetts state licensing examination. Your success is guaranteed! Conway students may retake the course at no charge if they do not pass the exam on their first attempt, as long as the test is taken within 45 days of completing the course.

CONWAY AGENTS RALLY AROUND NEW TOOLS

REALTOR.COM PARTNERSHIP WITH JACK CONWAY & CO.A partnership with Realtor.com and an on-line continuing education campus were among the new perks and benefits for Jack Conway Realtors announced at the recent Conway Country “WOW” Rally held at Lombardos in Randolph.

More than 300 agents attended the event and learned about the news tools and opportunities to become better at servicing customers. CEO Carol Bulman explained the exciting changes to the agents, and said, “We heard what you asked for and we responded. You, our agents in the field, are the reason for our company’s success and it’s our goal to help you to succeed. You are our front line in Conway Country and we thank you for what you do.”

On the agenda at the rally was the announcement by Conway’s Director of Marketing Al Becker, of an agreement with Realtor.com, the largest real estate database in the world. The plan calls for all Conway listings to be advertised as “enhanced listings,” which include up to 25 photos and 500 words of text, on the site.

“This is fabulous news to me,” said agent Joanne Mecke who has purchased the enhanced listings from Realtor.com for years at significant personal expense. “The new company-subsidized plan represents a huge savings to me. I’m very excited about it.”

The WOW factor continued as attendees at the fall rally heard from Conway’s Director of Agent Services Chris Haraden about a virtual continuing education campus that will allow Conway agents to take all of their state-mandated courses to renew their licenses on-line.

Bulman wound up the event with the announcement of a new longevity bonus for her associates. “My father, Jack Conway, and I recognize the value of loyalty and longevity among our associates,” said Bulman. “And we want to reward you for it.”

Many Renters may not realize that today’s low mortgage rates may mean that owning can be cheaper than renting!

Dreaming of Buying a HomeIf you are currently renting your home in the Boston area, consider looking into purchasing a home.  You may be surprised to find that your monthly mortgage payments will be less than your current rent.  Trulia’s Rent versus Buy index for the Summer of 2011 compares the costs of buying or renting a two bedroom apartment, condominium, or townhouse in the USA’s 50 largest cities.  Boston was categorized as “less expensive to rent, but may make more financial sense to buy.”  This is good news for renters and buyers.  Yes, rents are not bad in the Boston area, but the index implies that for many renters, buying now is the best option.

Also keep in mind the long-term differences between renting and buying.  Rent is paid to your landlord and that money is gone; Mortgage is paying back a loan to slowly buy back your home, so that value remains yours.  While it may even be possible for many renters to lower their monthly payments if they switcht to a mortgage, even a slightly higher monthly payment is probably worthwhile in the long run.  A house is one of the most reliable, stable investments that can be made.

Jack Conway, Realtor recently sponsored and participated in Real Estate Bar Camp Boston 2011. The unique technology seminar drew hundreds of local real estate professionals to the Back Bay Events Center for day-long learning and networking. Several Conway agents and members of the management team joined the event.

“We were so excited to be a part of this, and proud to be a sponsor,” said Conway Regional Manager Peter Ruffini. “It was a chance to learn and hear from some really knowledgeable and innovative people in the industry.”

The concept for RE BarCamp came from a technology BarCamp event held in San Francisco. Wikipedia defines a barcamp as: an international network of user generated conferences — open, participatory workshop-events, whose content is provided by participants. Every session is not planned out in advance. Nobody is paid to deliver a session. Anybody can deliver a session and attendees are strongly encouraged to participate.

Agents, managers and staff at Jack Conway, Realtor gathered recently for a rousing celebration of the first anniversary of the company’s Next Generation website jackconway.com. Everyone shared in a piece of birthday cake, decorated with an image of the front page of the website.

Since June 1, 2010, when Conway redesigned and retooled the website, traffic and customer engagement has risen dramatically.

“I think we can all say this has been an unqualified success,” said Conway Marketing Director Al Becker. “And the best part of this website is it can keep getting better and improve as new trends and technologies emerge.”

Jack Conway Authors Books to Help Conway Agents Excel!

Our founder, Jack Conway, former sportswriter turned Realtor, has gone back to his roots with the publication of Sales Sense, a book he recently authored to help his Conway agents succeed in their field.

Sales Sense is the accumulated result of managing while driving around,” said Conway, who turned 87 in December and continues to serve as his company’s chairman of the board. “I travel by day listening to sales agents, and in the evening and early morning hours, I do lots of reading. Trade journals, business magazines and the daily newspapers always have something that lights a fire in my brain and gives me an idea.”

Conway’s book is a compilation of 77 “how-to” lessons for succeeding in a real estate career. It covers such topics as “Total Involvement – One Handshake at a Time,” “Price it Right and It Will Sell,” “It’s All About Attitude,” and “Open Houses to the Rescue.” Conway shares tips from his 56 years as a Realtor and manager with his sales associates in a folksy style that flows from every page.

Sales Sense is a blueprint for success based on my father’s own wisdom and experience,” said Conway CEO Carol Bulman. “It’s a great read from a wonderful teacher and a remarkable man.”

Autographed copies of Conway’s new book are available to his agents for a small donation to Father Bills & MainSpring, a non-profit organization serving the homeless.  Sales Sense will also be used by Conway Education and Recruitment Director Christopher Haraden.

Conway left his job as a sports writer for the Boston Record American 57 years ago to sell houses for a Natick developer.  He started his own company on the South Shore in 1956 and Jack Conway Realtor is now one of the largest independent real estate firms in Massachusetts!
